Loan Documents We Need

The following is a list of documents you will most likely need to obtain a loan. The list applies to all borrowers, including spouses or co-signers that will be on the loan.

When you meet with us, you will be asked to provide a copy of each of these documents. In addition, you should save all documents that obtain in between our initial meeting and your closing, in case the underwriter requests more documentation.

  • Pay stubs from two (2) most recent pay periods (showing year-to-date earnings)

  • Year 2002 W-2

  • Year 2002 and 2001 Individual Tax Returns and all attached schedules (only for self-employed borrowers)

  • Most recent bank and financial statements from all accounts (checking, money market, savings, etc.)

  • Most recent retirement plan statement (401k, IRA, etc.)

  • For condominiums and townhomes, copy of the by-laws, declarations, and two-year operating budget (and name and phone number of a representative who can answer questions about the financial aspects of the association)

  • For purchases, a copy of the signed sales contract and all attached riders and disclosures

  • For refinances, a copy of the most recent mortgage statement from the existing lender (for all loans, including any second liens or lines of credit)

  • For single family homes, copy of the insurance policy and the name and phone number for your insurer

  • For apartment buildings, copies of all current leases
